New Islington

Manchester

Is this Manchester’s most desirable neighbourhood?

New Islington is one of our great regeneration achievements and was named one of the UK’s Best Places to Live by The Sunday Times in 2019. This modern village in the city is a waterside neighbourhood built around a “picturesque marina” (as the Manchester Evening News put it) and is one of the best places to live and work in Manchester.

It’s a true community, filled with a mix of family homes, apartments and social housing, side by side with independent businesses. It has all the things a growing community needs to thrive, including great public transport (New Islington has its own Metrolink stop), a Ofsted outstanding primary school, a new health centre and bags of outdoor space in Cotton Field Park. Plus you can enjoy the smell of freshly-baked sourdough coming from Pollen, an award-winning bakery and café with an army of fans.

We started our work in New Islington in 2002, when it was considered one of the worst estates in the country. With a plan and a purpose, we’re proud to have completely changed its fortunes. Our first release of modular homes quickly sold out in 2016 and our final release of homes and apartments will complete our 20-year transformation of this wonderful part of the city.

When it first opened in a railway arch near Piccadilly, this artisan bakery and café regularly had long queues. A crowdfunded move to New Islington has made it an award-winning local favourite.

New Islington gives pupils the best of both worlds – from the tranquility and green space around the park, canals and marina right outside our school gates, to the appeal of Manchester city centre and the cultural institutions and amenities it brings.

Homes for everyone

We have a mix of houses and apartments currently available in New Islington; Town House and Mansion House apartments are available in the heart of New Islington Marina and there are more Town House homes nearby at Piercy Street.

Award winning in design and concept Town House can be three to five bedrooms, with garden living (kitchen on the ground floor like traditional UK homes) or loft living (kitchen on the top floor, inspired by Scandi and European living), the choice is yours. We’re all different and our homes should reflect that. Plus every Town House features communal gardens with a private terrace.

Mansion House apartments aren’t your typical Manchester flats. Think SPACE with extra high ceilings and full height windows, a generous private balcony with fantastic views across the city and, like us, they’re pet friendly too.

Our show home in New Islington Marina is open for viewings by appointment only. Interactive virtual viewing are available for Mansion House and Town House. For further details or anything at all, call the team on 0161 850 0768 or complete the enquiry form below.

We had an opportunity and we moved into an area that is regenerating very rapidly. It has a fantastic reputation for food, drink, socialising – two minutes’ walk across the canal and there’s some superb pubs, bars, restaurants. It’s a really great place to be.

A modern village in the city

New Islington is a neighbourhood built on collaboration and a thriving example of how our placemaking works in practice. A mix of apartments, family homes and social housing all side by side, with independent businesses serving them and open spaces to sit, run and play.

New Islington is a stones throw from Manchester city centre and next door to vibrant Ancoats. Many of our homes have private parking for your car, plus you can jump on the Metro at New Islington to easily access all of Greater Manchester, or by rail at Piccadilly Station for getting further afield.
